Property Accountant
A Property Finance Accountant opportunity has come up with a non profit organisation in Dublin City Centre on an initial 9 month fixed term contract. Starting in October, this role offers the potential for an extension or permanent position and supports financial reporting, property finance, compliance and commercial decision making across the property portfolio.

- Prepare financial appraisals and funding models for property acquisitions and development projects, assessing project viability and cashflow.
- Support funding applications and reporting for CALF, CAS, HFA and other AHB funding programmes, ensuring compliance with funding requirements.
- Prepare monthly management accounts, budgets and forecasts for the property portfolio, providing analysis on financial performance and variances.
- Maintain the Property Fixed Asset Register, ensuring accurate accounting for capital expenditure, disposals, depreciation and component accounting.
- Prepare regulatory and statutory returns, including AHBRA, HFA and other compliance reporting, while supporting internal and external audits.
- Partner with the Property team to provide financial analysis and commercial insight on acquisitions, developments and strategic projects.
- Oversee rent receivable and occupancy income reporting, ensuring accurate reconciliations, forecasting and financial reporting.
- Develop and maintain long term financial forecasting models, including Housing Brixx, to support business planning.
- Lead the day to day Property Finance function, improving financial controls, reporting processes and supporting the development of the finance team.
Your Requirements:
- Fully qualified accountant (ACA, ACCA, CIMA or CPA) with a relevant third level qualification.
- Proven Property Accounting experience, ideally within an Approved Housing Body or similar property environment.
- Strong experience preparing funding models and capital appraisals, with knowledge of CALF, CAS, HFA and other housing funding programmes.
- Experience preparing management accounts, budgets, forecasts and monthly financial reporting.
- Knowledge of fixed asset accounting, property finance and regulatory reporting.
- Strong analytical and commercial skills with the ability to provide financial insight to support decision making.
- Excellent stakeholder management and communication skills, with the ability to partner with both finance and non finance teams.
- Advanced Excel skills and experience working with finance systems, ideally including Housing Brixx.
- Well organised with the ability to manage multiple priorities and work independently.
